Living on Tijuana's Scenic Highway: The Honest Guide

The Tijuana–Rosarito Scenic Highway (Carretera Escénica) is one of the few places in the metro area where you can buy a house with an ocean view without leaving the city.

It is also the area people exaggerate about most, in both directions. Here is what is actually there.

The good, and there is a lot of it

A view cannot be built. That is the real argument. A house with an open view of the Pacific and the Coronado Islands has a different appreciation ceiling than an identical house inland, because view inventory is finite and nobody can manufacture more of it.

Close to everything without being inside anything. Twenty to twenty-five minutes to the Tijuana airport. Rosarito is right next door. And you do not cross downtown to get anywhere.

It is the area a San Diego buyer understands. When you sell, your market is not only Tijuana: it is also someone who works on the other side and wants coastline at Mexican prices. That widens your exit.

The awkward parts, which are just as real

Humidity and salt. You are on the ocean. Metalwork rusts faster, glass clouds, and exterior maintenance costs more than inland. It is not a defect: it is the price of the view, and it belongs in your budget.

Fog. Some mornings — especially from May through July — you will not see the view you paid for. That is normal along the whole Baja California coast.

The highway. It is the main road, and when there is an accident or roadwork there are few alternatives. If you cross into the U.S. every day, time your real commute on a weekday at 6 a.m., not on a Sunday.

Everyday services. There are shops and schools, but not the density of Zona Río. If you are used to having everything five minutes away, you will feel the difference.

Who it is for

People who value the view and the air more than having a supermarket around the corner. People who work from home or cross on flexible hours. And people who buy with an eye on how they will eventually sell.

Who it is probably not for

Anyone who crosses the border every day at the same hour with little margin. Anyone who needs school, work and the doctor within ten minutes. And anyone who does not want to maintain a house on the ocean.

What is available now

And one piece of advice we always give, even when it costs us a sale: come on a weekday morning, not a Saturday at noon. The area looks different with fog and traffic, and it is better to know before you sign than after.
